Photo & Video Space Rental Agreement

This Agreement is entered into by and between Caster House, LLC and The Whalen-Mitton Family Trust (“Owner”) and the booking party (“Guest”). By completing this booking and checking the agreement box below, Guest acknowledges that they have read, understood, and agree to be bound by the following Terms & Conditions and House Rules.

Owner operates a production and event space at 19453 W. Oxnard Street, Tarzana, CA 91356 (the “Premises”). Guest desires to rent and use the Premises for the period and purpose specified in the booking.

1. PERMITTED USE & OCCUPANCY

The Premises at 19453 W. Oxnard Street, Tarzana, CA 91356 may be used solely for photo shoots, video shoots, and/or pre-approved events. Guest’s total headcount (including all crew, talent, and staff) must not exceed the number selected at booking. Exceeding the confirmed headcount will result in a fee of $150 per additional person, deducted from the Security Deposit. Owner reserves the right to immediately terminate the booking if the space is used in an unauthorized manner or in violation of any applicable law.

2. BOOKING TIMES & LATE CHECKOUT

Your booking window includes all load-in, shooting, and load-out time. There is no grace period. If Guest does not fully vacate the Premises by the scheduled end time, a late checkout fee of $475 per hour (or fraction thereof) will apply. A final walkthrough with the on-site representative is required before departure.

3. PAYMENT & CANCELLATION

Full payment of the Total Rental Amount and Security Deposit is due no later than 48 hours before the booking date. Cancellations made within 7 days of the booking date will forfeit 50% of the Total Rental Amount. Cancellations made less than 48 hours before the booking are non-refundable.

4. DAMAGE AUTHORIZATION & CHARGES

Guest authorizes Owner to charge the payment method on file for any damages, excess cleaning fees, late checkout fees, headcount overages, or other charges incurred during or after the booking. Guest will be notified of any such charges with an itemized statement within 48 hours of checkout. By completing this booking, Guest consents to this authorization. This is a commercial rental; Guest waives any rights under Cal. Civ. Code § 1950.5.

5. INSURANCE

Guest is required to carry liability insurance covering Guest, its crew, invitees, and their personal property while on the Premises. Owner must be named as an additional insured. A Certificate of Insurance must be provided at least 2 days prior to check-in. Failure to provide proof of insurance may result in cancellation of the booking at Owner’s sole discretion. For Creator-tier bookings (1–5 people), Owner may waive this requirement on a case-by-case basis.

6. PROPERTY CARE & HOUSE RULES

Guest agrees to abide by all House Rules, including but not limited to:

• No smoking of any kind inside the Premises. Violation forfeits the entire Security Deposit.

• No nails, screws, staples, drilling, or tape on any walls, woodwork, or plaster without written consent. The site manager has final authority on all décor.

• All furniture must be lifted when moved — never dragged. All furniture must be returned to its original position before checkout.

• Camera equipment, light stands, and leg stands must be placed on protective mats. Floral arranging and working areas require waterproof mats underneath.

• The following will stain the white oak hardwood floors and must be kept off them: red wine, beet juice, pomegranate juice, cranberry juice, turmeric, oils, soy sauce, dyed florals, berries, or anything with strong color pigment.

• All trash and recycling must be removed by Guest at the end of the booking. Caster House does not provide waste disposal for productions.

• All vehicles must park within property borders. Street parking requires prior approval. Productions exceeding 30 people require off-site parking arrangements.

• For productions with more than 25 people, protective barriers (ram board or equivalent) along walls and floors are strongly recommended. Damage from equipment or foot traffic will be deducted from the Security Deposit.

• A production manager, coordinator, or key PA must be on-site at all times when crew is working.

• Pets and animals require prior written approval from Owner.

• Wax candles require prior written approval from Owner.

• Excess cleaning (including pampas grass, confetti, glitter, fake snow, or small particles) incurs a minimum $150 fee from the Security Deposit.

• No items may be left on the Premises after the booking ends. Storage before or after the booking is available for $500–$850/day.

7. INDEMNIFICATION & LIABILITY

Except in cases of Owner’s gross negligence or willful misconduct, Guest shall indemnify, defend, and hold harmless Owner and its managers, members, agents, and employees from any claims, damages, or expenses arising from Guest’s use of the Premises. Owner is not liable for loss, theft, or damage to Guest’s property. Owner does not provide security services; Guest is responsible for arranging its own security if needed. Guest accepts the Premises in “as-is” condition and must report any issues in writing immediately upon arrival.

8. DISPUTE RESOLUTION

Any dispute not resolved within 30 days of written notice shall be settled by binding arbitration through JAMS in Los Angeles County, California. The prevailing party is entitled to reasonable attorney’s fees. This Agreement is governed by the laws of the State of California.

9. GENERAL PROVISIONS

This Agreement, including these Terms and the House Rules, constitutes the entire agreement between the parties. No oral modifications are binding. Guest may not assign or transfer this Agreement without Owner’s written consent. If any provision is found unenforceable, the remaining provisions remain in full effect.
